Key Markets for African Investors


Portugal (Lisbon & Algarve): Portugal has become the most popular European destination for African property investors, driven by the Golden Visa programme, favourable tax treatment under the Non-Habitual Resident regime, excellent quality of life, and a growing rental market. Lisbon apartment yields average 4–5% gross. The Algarve offers lifestyle properties with strong short-term rental demand.

United Kingdom (London): London remains the default choice for many African investors, particularly Nigerians. The legal system is familiar, the rental market is deep and liquid, and property rights are rock-solid. However, entry costs are high (stamp duty, legal fees), yields are modest (2.5–3.5% in prime areas), and tax treatment has become less favourable in recent years.

Mauritius: Mauritius offers a unique combination of proximity to Africa, a familiar cultural environment, and attractive residency-linked property programmes. The Integrated Resort Scheme (IRS) and Property Development Scheme (PDS) allow foreign buyers to purchase property from $375,000 and obtain permanent residency.

Dubai: Dubai offers freehold property ownership for foreigners, zero property tax, high rental yields (5–8% gross), and a 10-year Golden Visa for property investments of AED 2 million ($545,000) or more. Its proximity to East Africa and its role as a regional business hub make it particularly attractive for Kenyan and Ethiopian investors.
